Access Statement for Pheasants Nye

*This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.*


The Pheasants Nye is a luxury sandstone cottage located on a private estate in rural South Cheshire. It has far reaching views and it is possible to see three counties from most of its windows. It is approached down a private long grassed drive and the cottage is not visible from the lane. It is approx 8 mins to the local village of Tattenhall but there is a friendly farm shop at Cholmondeley Castle which is 4 mins away by car.

The Pheasants Nye sleep 6 people and has three bedrooms all are ensuite with each of the bedrooms located on the first floor.The original house is approx. 400 years old and the cottage was completely renovated and finished in 2015.

  • Reaching us, although we are very secluded is quite easy. Either log on to our web site and follow the google map and how to get here section or use one of the route planning sites such as AA routefinder and enter our postcode SY148BY.
  • The nearest railway station is Chester which is 19.9 miles away or 26 mins. There are a number of excellent taxis available at the railway station or we are happy to book a cab to collect you.
    The nearest bus route is approx 1 mile away from cottage by road or follow the foot path down the hill and it is approx 1/2 mile. provides full details of the service which is suitable with wheelchair access. There is no shelter at the bus stop.
  • Our concierge service can provide a driver to meet you and take you to the cottage if required at an additional cost details are on our web site of this and other services.
  • We offer a full concierge service at the cottage so all your shopping and groceries can be delivered and unpacked ready for your arrival. All the main in supermarkets deliver to the postcode including Waitrose, Tesco and Sainsburys.We are happy to locate specific local items should you require anything.

Key Collection, Welcome and Car Parking

  • We will be at the cottage to greet and welcome you – and of course to explain a few things about the property and the area. In order to ensure a smooth service it is helpful to advise us in detail of your anticipated time of arrival a few days before hand or indeed at the time of booking. An update an hour or so before is also helpful Mobile signal in the area for all the main operators is good.
  • There is ample private parking at the cottage with approx 200 m from the gravelled car parking area to the front door. The area has both sensors and ambient lighting to guide you to the door and down the four very wide steps that leads to the property.

Entrance to Property

  • The front door is 32 ins wide.
  • There are four steps to the front door down a long sloping sandstone slab walkway .There are low sandstone walls to each side.
  • The entrance is well lit by a side light and there are lights along the pathway as well as overhead sensor lights
  • The floor covering inside the entrance is a limed oak floor with door hessian mat

Halls, Stairs, Landings, Passageways

  • The hall and landings are very well lit with recessed spot lights and the pasageways are 31.5″: wide
  • Downstairs there is a limed oak floor.
  • There are two sets of stairs both relatively narrow being a cottage.Both have a sisal type carpet covering and a bannister.
  • The kitchen drawing room, downstairs cloakroom and laundry room is all accessed off the main hall way
  • The walls of the hallway are fully panelled

Sitting Room/Lounge

  • The sitting room/drawing room is a large open plan room occupying a large portion of the downstairs.It is situated off the main hallway.
  • There are a number of alternative seating from a long Killim sofa to wide chairs without arms and other low level seating
  • There are a number of side tables and console tables
  • There is a comfortable desk with task lighting and a seat
  • There is a wide screen digital television with DVD
  • The router for the Wifi is located in the sitting room.
  • There is a great deal of natural light as well as a number of ambient table lights controlled either individually or from the main switch on entering
  • There are two sisal rugs on the limed oak floor
  • There is a wide door from the siting room onto the paved terrace outside

Dining Room

  • The dining room/area is situated on the ground floor in the kitchen
  • The door openings to the dining room from the hallway and to the kitchen are /31.5 ins wide.
  • The dining table has legs on each corner, 650mm/25.5ins from floor to lowest point of table and is 800mm/31.5ins high.
  • There is free space around the table.
  • 6 tollix chairs with padded seats that have no arms
  • Lighting is natural daylight and there is recessed ceiling lights are two large pedants which can be adjusted in height to create a good ambience over the kitchen table.The lights are on dimmers.
  • The floor is limed oak wood.


  • The kitchen is situated on the ground floor with door access at 31.5″
  • The floor is limed oak wood
  • There is a large stainless steel range cooker with a gas hob and electric oven the door drops down to 10 ‘ above floor level
  • The gas hob is a standard height hob as are all the granite worktops.
  • The sink is a butlers sink and sits at a low level for easy access.
  • The fridge and separate freezer are fully integrated with easy access to all shelving being situated under the counters.
  • The dishwasher is located in the utility/laundry room with limed oak floor and 31/5″ access door
  • The washing machine and tumble drier are located in the clearly marked laundry room
  • Lighting is recessed spots and pendant lighting.
  • Glasses and crockery is located on shelves at approx 50″ in height these can removed to lower cupboards if required.Please ask at time of booking.

Bedrooms and Sleeping Areas

  • Each of the three bedrooms are located on the first floor of the property accessed via one of two staircases
  • Bedroom one has a vaulted ceiling and a large Emperor Vi – spring bed. This is a Zip and Link bed which can be separated into two full sized twin beds( medium firmness)
  • There is a wardrobe with both hanging and shelving space at various heights. There are two large bedside tables each with three drawers and a large light which can be modified to provide different levels of brightness. All lights can be operated from the bedside.There is a comfortable chair and full access 29.5 ” to the ensuite bathroom.The floor is a loop pile carpet.
  • Bedroom Two has a full king size Vi spring bed (soft) and a fixed headboard with lighting controlled from the bedside.
  • There is step down app 4 ” in height to the bedroom area from the wardrobe and bathroom area. There is a fully fitted wardrobe wit handing and storage space
  • Lighting is via recessed spots and bedside lights
  • Bedroom three is accessed via a separate narrow staircase.It has a vaulted ceiling and a king size Vi spring bed (medium) . It has a storage cupboard and separate hanging space which can be moved around.There is an arm chair and small table. Lighting can be controlled from the bedside or main switch

Bathrooms, Shower-rooms and Toilets

  • All bathrooms are ensuite.
  • Bathroom 1 one has a large boat bath door access 29.5″ There is a floor mounted mono tap with full shower facility.
  • The floor is a stone non slip floor.
  • There is a wall mounted basin at 30″ height and a back to wall loo at 15″Taps are all lever taps.
  • Bathroom 2 has a non slip stone floor
  • A large oak vanity unit with two sinks and two lever monobloc taps.
  • A large walk in shower 900mm by 1300mm. A back to wall loo at 30″ height.
  • Access to the shower controls are at 34″ height
  • Bathroom 3 is a wallk in wet room with fully tiles non slip floor and walls.
  • The loo is wall mounted at a height of 31″ the basin is wall mounted at 30″ and has a lever mono bloc tap. it has recessed lighting in the shower and main area area. Door access is 29″ A fixed large wall mirror is in place above the basin.

Laundry/Utility Room

  • The laundry room is accessed on same level off hallway with 31.5″ access door
  • Floor is limed oak wood
  • The dishwasher is located in the utility/laundry room and the door drops down to 10″ above floor
  • The washing machine and tumble drier are a standard size and are front loading.
  • Lighting is recessed spots
  • There is a ventilation fan
  • The boiler is located in the laundry room
  • There is very good natural light.
  • All the walls are wood panelled


  • There is a large paved patio area to front of cottage accessed via the sitting room and a small step down( 3 “) or outside via one small wide step
  • There is a very large garden approx 1/4 acres with access to an acre field beyond.
  • A BBQ and wooden garden furniture in form of table 6 chairs and two sun loungers.
  • There is also seating on the top terrace accessed via 6 steep steps or directly from the parking area onto grass.

Additional Information

  • Trained assistance dogs are welcome.
  • All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doors are darker limed wood and walls are light in colour.
  • The mobile phone reception from all the main providers is good but can vary.
  • The nearest General Hospital with an A&E unit and walk in NHS is 14 miles away and the nearest Doctor’s surgery is 2 miles away. Further information is in the welcome folder at the cottage
